1. To actively market the property through 30 Property websites until suitable tenants have been secured;
2. carry out thorough referencing and vetting of any prospective tenant.
3. Prepare a detailed exit/entry report on every new rental, via Imfuna – which includes photographs of any repairs or maintenance necessary. Copies of this report are sent to both the landlord and the tenant to avoid any disputes.
4. Prepare the appropriate Tenancy Agreement which is CPA related and protects the landlord and tenant.
5. Arrange transfer of utilities and meter readings to the tenants;
6. Collect Deposit monies and hold in Trust account for the duration of the tenancy;
7. Collect the first month’s rent, which is our placement fee and all subsequent rent to be paid directly to Landlord.
8. To notify the Landlord of any apparent breach of any lease of the Property or any unlawful acts or omissions or circumstances relating to the use or occupation of the Property;
9. To advise Tenants of their obligations under the terms of any lease of the property (but without any liability for the noncompliance of such Tenants);
